G'day to everyone here..
I have a what was a nice Banyan Fig with a fat base made up of 3 primary roots that swelled in size.
Each of these now have major hollows due to rot that seems to be eating away the tree.. how very sad
Can I stop the rot to save it as it is still growing quite well but for how long?

Un-pot the fig immediately, clean off all the soft and rotted material as best you can. Repot into a very coarse soil mix, preferably with as little organic material as possible. Water the tree only when it is nearly dry. Keep in partial shade for a week or two and if doing well move it to bright light. Allow it to grow wildly for 6 months before you consider cutting or wiring anything on the tree.

I wouldn't worry about it - if the hollows are holding water get a dremel or something to carve a channel to drain the water away.

I agree that sealers or treatments are probably not needed.
