Specifically it looks like decidous tree's
One of my Elms is growing strong but is also affected

The fig problem appears to be quite different to the one on the Chinese elm.
Chinese elm could be a fungal problem but I have not seen it. Also possibly a nutrient deficiency. What fert(s) do you use and how often?

I haven't started to fert the chinese elm yet as it was repotted in late July.
Usually just tea bags dynamic lifter mix.
Its pushed alot of new growth so i may start to introduce ferts now

Looks like similar on a lilly pilly too.
Order goes lilly pilly / chinese tallow / elm / creeping fig

Lilly pillys prob the root cause unfortunately i can't cut it down as its technically on the neighbors property
At a bit of a loss as to what specifically it might be

Not something I recognise straight off but it is suspicious that the problem seems to be around the mid rib on all leaves. I don't know any fungal infections that follow such a similar pattern around the mid rib of leaves but several nutrient deficiencies do show patterns like this.
Hoping someone else recognises what this is and can help ID.

My first instinct is nutritional deficiency, doesn't look fungal to me.
Trace elements is good, give it a liquid feed with pretty much anything available and possibly some tea bags of blood and bone or dynamic lifter for nitrogen.
If it persists you could do a pH test if your mix/ garden soil, certain elements sre only available to be up taken by the plant within certain pH ranges, but I think this quite unlikely as the culprit and far more likely it's just hungry.
If I was to stick my neck out I'd say most likely manganese deficiency but trace elements is probably the best bet rather than specifically giving it just one

Agree, it’s hungry. Elms like their food, its produced more leave than it can keep green due to lack of nutrients.
Liquid feed for a quick fix then load your tea bags water and stand back. Definitely not fungal.

I've applied my tea bags and will give them all a shot of liquid ferts tomorrow and see how it goes
